"Florida Heights is next to boom!"
My fiance and I bought a home here in Florida Heights a couple of months ago. We moved from Sandy Springs/Dunwoody area so there was definitely a transition. However, we are very pleased with our purchase. Even in the few months that we have been here we see changes in the community. New, spirited neighbors buying homes in the neighborhood, and increasing property values.
Pros:
-We are extremely close to the city.
-It takes us 8 minutes to get to Mercedes Benz stadium and 10 minutes to get downtown and Grady Hospital, the airport is also a 15-20 minute drive as well.
-The new homes and renovated homes here are still affordable but the prices are rising due to the approximation to the city.
-The area is projected to have continuous growth due to the homes rapid growth of Atlanta.
-ALSO, the area is surprisingly quiet despite being off of MLK.
Cons:
-I would not suggest getting gas in much of the neighborhood at night; There are alot of foot traffic on the main streets at night.
-There isn't a real grocery store in the neighborhood, you would have to go to Walmart near AUC or Kroger in the West End.
***Final Note
If you are looking to buy a home in the neighborhood it would be a great investment. It's fairly quiet in the neighborhoods and I haven't experienced any crime. Buying now(8/2019) would be a good investment that you could get in while the homes are less than 220K. The homes in the West End are less than 5 minutes away but are going for $400k & $500k+

"Surrounded by Parks"
Florida Heights is located in the southern part of the city. Martin Luther King, Jr Drive is to the north and is south of I-20. The homes in this part of town are generally small. Many are run down and parts are overgrown. One of the things that keep people out of this area is the graveyard. Despite this unattractive feature, the area is redeemed with the nearby parks and Lake Palmyra.
Florida Heights is attractive because of the green spaces. Families with children could make a nice home here. It is important to note the area has pockets of crime. Real estate listings for Florida Heights are listed in the online business directory. You will find bungalows, standard apartments, commercial buildings and properties listed in the Florida Height area for sale or rent. Hotels and motels are located near the area and they offer excellent accommodations to visitors. Events take place in this neighborhood all throughout the year. Florida Heights has much to offer it's residents and visitors.

"Weird little houses"
Florida Heights is located on the southwest side of Atlanta. This area is not necessarily a neighborhood that I would consider living in for several reasons. The first thing, is that a lot of the houses in this neighborhood are pretty average to say the most. Most of them are quite small and need a little love. There are some nicer ones, but every now and then you’ll notice several abandoned homes with wild grass growing up all around it.
This brings me to my next concern with this neighborhood. The resale value on many of the houses in this area is really questionable. By this, I mean that you can find houses anywhere from 10K to 180K in close proximity to each other. I guess from one perspective, this is great if you want to buy a nice little affordable home to live in. But, if you are ready to sell, you might not get as much as you’d hope for.
There is not a lot to do here in terms of nightlife and shopping... So, lets move on to something a little brighter now.
On the positive side, this area does have a few local parks that are pretty close-by. Lionel Hampton Park and Anderson Park are both within a 1 mile radius to the Florida Heights neighborhood. This is great because there are playgrounds, picnic areas, and swimming pools just minutes away. Nearby schools include, Peyton Forest Elementary School, Beecher Hills Elementary School and Douglass High School (to name a few).
I would say that most of the people in this neighborhood are working class families, first-time homebuyers, and retired folks. If you are thinking about moving to this area, I would recommend considering several of the other surrounding neighborhoods that might offer nicer housing options.
