"Black Forest is more than an intriguing exit sign off I-25"
Black Forest is a community north of Colorado Springs that is by proxi part of the Springs ad Air Force Academy area. Black Forest is a nice community that has a population of about 13,000 people who chose NOT to incorporate the area, there are amazing homes among the ponderosa pines that the area is named for. The average household income is $77,000 and the properties reflect that above average level.
This is a sought after spot in the Springs and while still along I-25 has a remote area for being so close to the city and the interstate. This would be an ideal place for a family or retiree to look for an investment home that is close to the Springs but within a short drive that has a remote mountain feel with often great views of the Pike Peak range.

"A truly gorgeous area just off the beaten path"
Black Forest is a very distinct area. The homes are all built on acreage, even in the 'subdivisions.' The homes in this area have all been built within the natural beauty of the place with what looks like no changing of the natural environment. It lies just east of Monument and northern Colorado Springs, close enough to get to shopping, restaurants, and hospitals, but far enough away to feel like you are REALLY far away. Many of the homes here are larger than average and each one has distinct look, unlike what you might find in town. There are plenty of Evergreen trees and you can spot wildlife everywhere you turn. The beauty of the area and the home size are evident in the median home price which was $408,000 as of September 2012.
Highway 83 used to be the road you took to get from Denver to Colorado Springs many years back before I-25 came into existence. It is still a two lane road and can wind quite a bit in some parts, so driving can be nerve wracking in the winter. However, saying that, I have to admit when I need to travel to the Springs, this is often the road I take. Traveling on the edge of Black Forest is well worth the 10 or so extra minutes it may take to get to your destination. It is peaceful with great views the whole way.
This quiet, laid back community is a great place for professionals who work in Monument, Colorado Springs, or the Air Force Academy. There is virtually no traffic until you get much more into the Springs, and there is also a pretty straight shot over to I-25 on North Gate Blvd.
This is the kind of area that would be great to raise kids in. They could experience nature right outside their door and watch wildlife to their hearts content. Exploring could take hours on just your property alone.
