Does being right by the highway lower the property values of homes in Centennial?

Location will always affect the property value either in a good way or a negative way. In Centennial, you rarely get a home that is a "Stones Throw" from a highway so there is not a major impact in that regard. However you can still see a decrease in value if the home back to any busy street. This is not just a Centennial issue but an issue in any Metropolitan or Suburban area.

To answer your question it depends on the distance from the Highway. If you back up to the Highway or a major road it will impact the value of your home and attract less buyers.

Regardless of whether you live in Centennial or any other city, if you back up to or front to an interstate, highway or very busy street (such as Wadsworth, Kipling, University, County Line Road, etc.), you will almost always see some devaluation in that home's value compared to others in the surrounding area that don't back up to or front to the interstate, highway, or busy street.
Many buyers do not want to look at the road; others are opposed to the traffic noise; and still others believe there are health concerns by being so close to the particulates and pollution. Being in a location like this decreases the "Buyer pool" and when you have a decreased amount of Buyers looking at your home, there's a very good chance you will need to drop the price enough to get them to overcome their objection to being so close to the road. There are a few exceptions, but not many.
Generally, the exceptions apply either in areas that are very highly sought-after where all the homes within that area have the same objection(s) or in the case where a particular Buyer comes along who doesn't mind these things and is willing to pay a price similar to the price at which other homes that don't have these issues has been listed or sold. There is a lot of truth to the old adage, "Location, location, location". That adage can apply not only to a particular city or neighborhod, but can also apply to a home's location within a specific neighborhood.

Actually, there really aren't too many homes right by the highway. The closest neighborhood to the highway is right off of Arapahoe Road just west of I-25 and it's a pretty nice area. I don't think the highway has changed property values because they aren't RIGHT next to it, rather, they are a couple blocks away. The majority of things next to the highway in Centennial are businesses, Inverness (which are some higher end businesses), and fast food places with a few nicer restaurants thrown in.

Yes, Yes, and YES! 15-20% less if you can hear it all the time. In addition, plan on your home taking twice as many days to sell as your neighbors on the interior of your neighborhood.
