Corryville is already on its way to playing a major role in the Uptown development:
http://www.uc.edu/af/commdev/UCCURC.html Madisonville is changing already. It's closeness to Hyde Park and the surrounding communities, plus all the industry and new businesses make it a prime place for renewal.
Evanston is changing because of its proximity to East Walnut Hills. Just look at all the apartments and condos on Woodburn Ave.
Just like in Over the Rhine, Mt Auburn, or any other neighborhood that's close to town and has a lot of historic buildings is a prime target for transition.... The city has plans for most of the city's older neighborhoods. The problem is getting a piece of land early enough to get a bargain and holding onto it until the transition is complete. That takes guts.
