"Small Town Feel but Close to Pasadena, Hollywood & LA"
A small town feel but it's close to Pasadena, Hollywood & Downtown. There is a yearly music festival and also Summer concerts in the park.There is a local community effort to keep Eagle Rock clean and green via a group called cleanthestreet.com. There are beautiful homes on large lots facing wide streets. The Occidental College students add a nice youthful energy. Eagle Rock ranks high for schools nationally. There is a Recreation Center and a wonderful certified Farmer's Market on Fridays. The New York Times compared it to Tuscany.
Prices range from $425,000 for a 765 square foot home to $875,000 for a 2000 square foot home (when writing the review). The rentals were limited at the time of writing the review, and were $825 for a 1 bedroom in the Southwestern quadrant of Eagle Rock and $2000 for a 2 bedroom on the Eastern side of Eagle Rock. Eagle Rock appears to be transforming into the next Los Feliz or Silver Lake. Young and hip.

"Ethnically Diverse High Income Neighborhood"
The neighborhood of Eagle Rock is in a great location South East of Glendale and North of Los Angeles. The community is named after a huge rock outcrop at the Northern edge of the community. There is a diverse population ethnically and socioeconomically. Many creative types call Eagle Rock home. It has been gentrified over the past several years. Many young professionals moving from communities like Los Feliz and Silver Lake. I found when driving through the hilly area of Eagle Rock that one side of the street can be a completely remodeled and enlarged home with a view of the valley below.. while on the other side of the street an original owner home with no updates can be found. It has a bit of a funky bohemian feel. There is not a huge inventory of properties currently on the market. As a snapshot of August 2013...the prices ranged from $400K for 1500+ sq. feet condo to 1.2 M for a 3K sq. ft. home with 3 br/3 ba. You can get a 3br/ 2 ba 1500 single family in the $500-$600 range. It's expensive, but a great location for a commute.

Eagle Rock is further along in the gentrification process but, just over the hill, Highland Park is evolving quickly with similar homes selling at 3/4 of it's neighbor and 1/2 that of also adjacent Pasadena San Raphael Hills and South Pasadena. Highland Park is "hip" where Eagle Rock is "cool". Both are often referred to as the next Silverlake or Los Feliz which means property values should continue to rise.
