"Not Really Venice"
The rents are much lower in this part of Venice than in the rest of the city. However, along with the lower rents you also tend to get a higher incidence of violent crime with over half the murders in Venice happening in this area. In part, this is because of local gang activity. Recent attempts to stem such activities have had mixed results. According to the LAPD, Venice ranks 44th in terms of violent crimes for LA neighborhoods. In the last six months there have been 150 violent crimes in Venice, including one murder and four rapes. In terms of property crime the other neighborhoods of Venice tend to have it worse (Venice is ranked 17th among neighborhoods for property crime). Overall, however, most residents find they can stay out of trouble so long as they use common sense, stay of gangs and don’t hang around shady area at all hours of the night.
That said this is also the most affordable of Venice areas and the one where you get the highest concentration of average middle class folks. It is home to Venice High School and Beethoven Elementary, for example. Beethoven is well regarded though Venice has mixed results in terms of student performance.
The homes in this area bare little resemblance to the rest of Venice. In fact, if one were dropped into the middle of this East of Lincoln neighborhood, you would have difficulty discerning that you were not in say Canoga Park or a neighborhood in the Valley if it were not for the slightly older Mission Revival type homes that dot the neighborhood and the faint smell of sea air. Most homes here are Ranch Style homes common throughout the LA area. They are well kept but modest and there are a number of boxy 70’s style apartments of the kind you would expect Jack Tripper to wander out of.
There isn’t the excitement that you get from living closer to the sea in Venice but this can be a good thing on a day to day basis, and its proximity to it and to Santa Monica make it the ideal location for those who love those areas but can’t afford the rents.

"Convenient but too busy"
This is one of those areas of Venice where there is everything right at your fingertips, but it's almost overkill. Everything is available for you- name it? Yes, it's here! However it's mostly retail and dining and extremely crammed. One would do better trying to find an area surrounding here rather then in this area of Lincoln.
Convenience is important though, it is a positive part of a neighborhood to have easy access to whatever you need at nearly any time of day. However, the crowdedness and busyness of this area is quite a bit to take in. Consider looking at nearby streets if trying to relocate. If not, then enjoy shopping and the comfort and convenience of finding whatever you need, all in one place.
