"Convenient, Nice Valley Community"
Glenoaks Canyon has an extremely convenient location off of The Glendale Freeway and 134. A great place to live for family members living in the same household that need to go in different directions. The community association is extremely strong and includes 750 households. There were approximately 20 properties including lots & homes actively on the market when I looked. Ranging from a foreclosure at $360K for 2 bd 1 ba to a 6400 square foot mansion on almost 3 acres. The majority land in the $500 to $800K range. It's a beautiful and convenient neighborhood with varying types of architecture.

"Great Glendale Neigbhorhood Parks and School"
Glenoaks Canyon is an upper-middleclass neighborhood that stretches out to the northeast of the juncture of Highway 2 and the Ventura Freeway. As you would expect, the location makes it the perfect place for a household that has geographically diverse jobs. Residents needing to get to Valley or Pasadena or LA can just hop on the 134 and head where they’re going.
The homes here are the usual mix of older homes as in many neighborhoods of Glendale. Glenoaks Canyon, however, does feel a bit like a canyon despite its relatively high population density. One never feels as if there is going to be much more up the hill as you travel up Glenoaks Blvd. at this point, and yet around each curve you find more homes. These are for the most part, Mission Revivals and Ranch style homes with a smattering of Tudors here and there and with substantial front lawns along tree –lined roads. Some of the streets feature palms while othesr have a mix of trees including large drooping willows that hide the entrance of the homes from street view. You can also still find some of the pre-War street lamps fashioned form concrete that is a common site in many other neighborhoods in the LA area.
This is not a big renters area but those that do rent here pay more than most in the rest of Glendale, the average rent being about $2K.
At the southern edge of the neighborhood the homes stare down on the ever flowing traffic of Ventura Freeway.
Glenoaks Elementary is in the southwest corner of the neighborhood. This good school has a nice bucolic setting that makes students and parents feel embraced by a simpler more caring time (the kind of time that never really existed but that we sometimes long for as if it did).
There are two parks in the neighborhood. Glenoaks Park has the traditionally woodsy décor that you will already be used to from other parks. There are also tennis courts for the grownups looking to stay fit. For those who like a good hike, Eagle Rock Hillside Park extends just north of the freeway along the sharp grade heading up to the neighborhood. Be sure, however to bring water with you if you go as the dry hot weather can be physically challenging for less experienced and fit hikers.
