"Congested but lots of amenities - in the heart of south Irvine"
Busy during the day due to the office towers and the Irvine Spectrum Center. The Village at Irvine Spectrum is a nice complex, fairly new, with lots of amenities and underground parking. Within walking distance of Spectrum Center and several areas of employment. Several OCTA buses stop near the Village complex and I believe some stop at the mall itself but most people are car owners here.
