"Not a good area for students"
I've been associated with Lynn Knoll and the surrounding areas for many years now. When my husband and I first met he was living in this neighborhood and grew up here. He attended Lynn Knoll Elementary and was in the same house until he graduated from high school. Years ago, when my husbands family first moved in, this neighborhood was very nice with good sized homes and good schools. As he got older, the neighborhood started to slowly get a little worse every year. The homes nowadays look a little run down and in need of repair, although this certainly isn't the case for all of them. The schools used to be much better than they are now, also. Lynn Knoll Elementary, South Middle School, and Aurora Central High School are all rated very low when it comes to state testing standards. As a matter of fact, they have all received a rating of 2 on a scale of 1-10 with 10 being the highest.
The neighborhood is bordered by 6th Avenue which can get very backed up during peak times, and also by I-225 which is known for delays. They are doing construction on I-225 which is meant to alleviate some of the heavy traffic, but it seems as if the construction has been going on for years. Since there is an on and off ramp for the highway on 6th Avenue, this tends to lend to the higher volume of traffic in the area.
There aren't any hospitals in the neighborhood but there are three very good ones within minutes drive time. There also aren't any parks here, but the neighborhood is right next to Del Mar Park, which is a large park with older trees and an outdoor swimming pool. To the south of the neighborhood is Aurora Hills Golf Course, which is a pretty nice city run golf course. There is also a smaller park, Highline Park, located southwest of the neighborhood. It used to have batting cages, but I'm not sure if they're still there.
While there isn't any shopping in the neighborhood there is a King Soopers right up the road on 6th Avenue, a mall not too far away (Aurora Mall), and just about anything else you could need isn't very far from here. There are several fast food chains nearby as well as a couple of sit down restaurants within a ten minute drive.
Due to the poor performance of the schools in the area, I wouldn't recommend this area for families with kids. The crime rate is a bit higher here than in many other areas of Aurora, but the housing prices are now a bit lower than the rest of the city as well. It's unfortunate this neighborhood has gone downhill because it used to be very nice.
