What is the average rent for a small (650 sq foot) 1 -bedroom condo with sweeping views

This 1-bedroom condo is in a building (not a high rise) with 60 condos of varying sizes that stagger down a hill. It is officially on Russian Hill next to Coolbridge Park, overlooking North Beach. Views also include Nob Hill, Dowtown, Bay Bridge, East Bay, Coit Tower, and beyond. There is covered parking, elevator, and cable car is 1/2 block away on Mason and Vallejo. There is a common rooftop terrace and a rooftop tennis court as well as covered parking under the building for 1+ 1 guest. I have not raised the rent on this unit for several years and wondering how much to charge per month.

I was checking out some of the prices in the area, and it looks like you can really charge a lot for a condo like that. I have seen 2-bedroom condos going for between $4800 and $12000 per month (which I think is crazy for renting). But I am guessing you could get anything from $3000 to $6000 for the location that you are talking about. (You could try for more, I did see one condo not too far away where the asking price was $10K/month--but I think that is a ridiculous amount. For $120/year you can put a down payment down on a pretty nice house.)
