Might be buying a house on 40th St just south of Thomas...

Wondering how 'safe' the area is for a family with 2 small kids. We will be coming from Gilbert, quite possibly the safest area I've ever lived. The idea of living in Phoenix Metro is a little intimidating. The just seems to be a bigger variety of people and feels more dense. Any info is welcome!
