Need advice on where to stay

Coming to stay in San Francisco for first time. Wanting to stay in a flat vs a hotel. Not sure of an area we should probably stay in. Found flats in these 3 areas. Pacific Heights, Patrero Hills, Lower Haight and Dolores Heights. Which area is best or none of above? Thx!
