"A Transforming East Austin Neighborhood"

The Mueller neighborhood of Austin, Texas was formerly known as the site of the Austin Municipal Airport. Today it is being designed to be home for up to 10,000 people. Planners have an urban village concept in mind with several upscale condominiums being housed in what appears to be one large custom single family home. Other options will also be available.

The centerpiece of this urban village will be Mueller Lake Park, which will be the largest of several parks spread about the neighborhood and connected by a scenic bike trail. This is a great place for a jog or a picnic, or to just catch some sun rays and enjoy the great Texas weather. This could very well be a great place to raise a family, only time will tell, but the way some of the neighborhood is is being planned it may appeal more to singles and college students. There are a lack of good dining options and nightlife in this area though.

"Home to one of the most beautiful parks in Austin"

This former site of the Austin Municipal Airport is now known as the Mueller Development—an ambitious, intentionally-designed neighborhood that will accommodate 10,000 residents when reaches capacity

The centerpiece of this development is new, beautifully designed Mueller Lake Park—built near the site of the old airport hangers. It has ample parking, plenty of jogging/biking trails, an impressive 50-ft fountain, an amphitheater, a man-made lake, resident ducks, a dynamic playscape for kids (which looks really fun to play on), and an amazing view of downtown Austin. Lots of people come here to walk their dogs or to get some peace and quiet. It never seems too crowded here—especially if you compare it to the craziness of Zilker Park. On the other hand, it does see enough traffic to support a few food trailers. You don’t even have to pack your own picnic! The only downside of this young park is that the newly-planted trees are skimpy and there isn’t as much shade as you’d hope.

Mueller Lake Park is the largest of eight little parks which are strung around the neighborhood in an S-shape and connected by a bike trail. The smaller parks tend to serve the residents who live in the nearest housing development, while Lake Park draws Eastside residents from farther afield.

"Promising changes underway"

It's really promising, what they're doing at the site of the old airport, now a burgeoning neighborhood that aims to be diverse, self-contained, and ecologically sound. Mueller has plenty going for it already, with over 140 acres of green space, including hike and bike trails, playgrounds, and even an open-air amphitheatre at Lake Park. Retailers are gradually moving in, and a wide range of housing has already been developed, the goal being to create a neighborhood accessible to people from a broad economic spectrum.

The Town Center and the Market District are still in the planning stages now, but when completed, they will form the heart of the community, offering shopping, nightlife, dining, and more right in the neighborhood. I envision the completed Mueller neighborhood as a small town within a big city. Austin is still just outside the walls, but everything you could possibly need on a day-to-day basis will be just outside your door, and this very thing seems to be one of the driving goals of the developers tasked with Mueller’s growth.

For entrepreneurs and artists, one of the most exciting projects underway at Mueller is the development of “shop houses,” homes intended to be used for both living space and work space. All told, though it may still be a little barren at the moment, Mueller has pretty huge potential, and could very well be the place to be within the next few years. For right now, it is probably a solid choice for professionals who are looking for quiet, quality housing.

"Future great place to live"

This used to be a really sad place to drive by, if you ever had the misfortune of needing to drive by it, but it’s starting to get pretty amazing as it’s being revitalized. The new name for this neighborhood is Mueller, actually, and it is an up-and-coming place to live. The revitalization is happening right now, with the landscape constantly changing and improving. The neighborhood even has a blog that keeps everyone posted on news and events, and there seems to be a real focus on creating a safe, friendly-family environment. There are a number of nearby parks, a local book drives to support the Children’s Medical Center and movies projected on a huge screen in the Lake Park amphitheater. This would be an excellent time to purchase a home here, as it’s sure to be a great place to live. There’s not much in terms of nightlife or entertainment here quite yet, but it’s not too far away for travel to be a hassle. It’s also relatively close to the University of Texas campus and I35, but not too close that you’re going to suffer a lot of noise and traffic, or drunk frat guys wandering around in your yard.

"Former Airport Space Being Revitalized"

This area of town is where the airport used to be located before moving south of Highway 71 and is currently undergoing revitalization. Apartment complexes are being built along 51st Street close to the Home Depot and the intersection of Manor Rd. and Airport Blvd. serves as the boundary of an established network of residences. Since the Austin Municipal Airport is the former site of a runway, the real estate is relatively cheap and tends to have an equal amount of renters and buyers. This are of town is especially suitable for those working in the local film industry since Austin Studios and several other filming facilities line 51st Street and have been the sites for numerous big screen productions.

The former airport space has been purchased or rented by several human services organizations including the Austin Children's Shelter and the next to the new apartment complexes is the Del Children's Medical Center. The local landscape can best be described as bare, offering little for the eye to be fascinated about, but residents can take advantage of low rentals prices and the easy bike and public transportation access to other parts of the city. Just on the other side of I- 35 is Hyde Park, where there are plenty of restaurants and bars and just south of Airport Blvd. is the Upper Boggy Creek/ Cherrywood neighborhood. The immediate area lacks nightlife and community spaces as well as any public schools, but there is the ongoing effort to change these dynamics.
