"Not for me, not yet anyway..."
Buzzards Point is neighborhood located in the southeast section of the city. It is located to the west of South Capital Street S.E. and is bordered by the Anacostia, Q Street S.W., and 5th Avenue S.W. This neighborhood consists of several marinas, multiple industrial areas, several military facilities (National defense University and the U.S. Coast Guard) and a residential area. In general the area is very run down and it only a matter of time before some sort of re-development takes place given the success of the adjacent Navy Yard neighborhood. Interestingly, Nationals Park is just across the South Capitol Street S.E., but it has had no impact on the neighborhood to date.
Besides the National Defense University, there are no other schools located within the neighborhood. Restaurants, shopping and entertainment do not exist or are in very limited supply in Buzzards Point. There is a park along the Anacostia named Buzzards Point Park. The marina and boat yard are attractive to those who own boats. On a positive note, it is a matter of time before this neighborhood is redeveloped. Property along the riverfront is too valuable to remain as under utilized commercial and industrial property.
Crime is a issue as crimes against people and property occur. As usual, check recent crime statistics and make an informed decision before moving into any neighborhood.

"needs revitalization"
Buzzard Point is primarily industrial and low income housing. The Navy has a smallish facility there, and some factories exist as well. Sadly some of these will be closing down in the next few years, making the problem of neighborhood blight even worse. If you live in Buzzard Point, you will need access to a car in order to leave the neighborhood because there is almost no public transportation. And to make matters worse, few local amenities exist among the vacant lots. On the other hand, if you work in the blue collar and service industries then that job just might be close by. Professionals, if they even wanted to live here, would have a significant commute. Of course, if you can't walk home after that late shift, you may not care that it is only two blocks.
Although many things are closing down, Buzzard Point is currently a target for urban revitalization. Seeing the profit potential in building on cheap land in a down economy, some developers have plans for some expensive new homes. Whether or not they can actually sell these for as much as they might want to given the Point's tough reputation remains to be seen.

"Take Me Out To a Ball Game, Or Maybe Just Out of This Neighborhood"
Unfortunately, Buzzard Point lives up to its name. Just as turkey buzzards are known for picking clean the bones of dead animals, so this neighborhood seems to be dead and lying in wait for its final dissection. Anyone familiar with its geography would not be surprised that it attracts only the most desperate for housing. Located on the swampy, damp peninsula formed by the Potomac and Anacostia rivers, it is plagued by cold, damp air in the winter and mosquitoes in the summer. Those who know of Washington’s early history will be reminded at Buzzard Point that the entire District of Columbia was built on swampy land donated by farmers who found it unsuitable for farming.
It is not surprising, then, that developers have also determined that it is more suitable for industrial construction than day to day living. This has led to several industrial plants being built and belching out smelly smoke throughout the day.
