Georgian Acres

Do any of you actually live in this neighborhood? My husband and I bought a house here about 3 years ago. It's a charming, small, but classic house in a cul-de-sac. Our neighbors are friendly and we know ALL OF THEM. I really think it depends on which side of the neighborhood you live in. The side bordering 183 is a lot more seedy and full of crime, while the part near North Lamar and in the middle is much more close knit and friendly. I'll be honest my children will not be attending any of the neighborhood schools. Also, from what I've seen the majority of the people that live in Georgian Acres are either older people that have lived here their whole lives, younger couples buying their first house, or hardworking families. I like it and am proud to live here. Give it 10 years and I bet this neighborhood will be the next big thing.

Bordered by Interstate 35 to the east and West Anderson Lane to the south, the Georgian Acres neighborhood of Austin, Texas is not the choice for those looking for peace and quiet, but it close to major thoroughfares. While this is not the worst neighborhood in town, it's also far from the best but it does have affordable single family housing that ranges from $70,000 in the southern part of the Georgian Acres area up to around $200,000 in the northern. Crime is higher here than in most parts of the city and this is not the place to raise a family if you can afford better.

It's a fairly decent distance to Downtown Austin and traffic can be maddening at rush hour. The neighborhood is served by the Austin Independent School District though the schools in this area for the most part do not perform up the levels of other Austin schools. There are good shopping options here and a number of good eating establishments, and the best way to get around is using the Capitol Metro bus lines.

This modest, suburban neighborhood in northeast Austin, while somewhat nondescript, offers something for those looking for a diverse community with affordable housing prices. While somewhat removed from the center of Austin’s main hubs, it is a manageable 20 minute drive (non-peak times) to downtown.

Originally a small farming development dating back to the 1800s, one can still find hints of its history at the old Fiskville Cemetery. But generally the neighborhood is largely made up of modest-sized homes and many families with children. Georgian Acres is bordered by East Rundberg on the north, Highway 183 to the south, north Lamar on the west and Interstate 35 on the east. Homes can still be found here in the low $100s, making it an affordable suburb for many. Area schools include Barrington Elementary, Webb Middle School and Lanier High School. Beware of East Rundberg Lane, which has a reputation for being a high-crime area, making this part of the neighborhood less attractive.

Overall, this is a quiet suburban neighborhood that offers convenient access to plenty of shopping and restaurants, albeit bland and nondescript. Its affordability makes it attractive to many young families, who make up a large part of the population here. It is also a quick drive to Round Rock and Pflugerville to the north, both growing cities offering many opportunities for shopping and recreation.

I suggest staying away from this neighborhood just because every time I drive by it, I feel a little bit of my soul and optimism melting away. Georgian Acres is definitely not as bad as its rebellious little sister neighborhood across I35, Heritage Hills, but that’s really not saying much. Homes here are really super cheap, but they’re often set way back from the street and surrounded by huge, barren, depressing lawns. A lawn and landscape company needs to move in here somewhere at start taking over the neighborhood. Do the first couple jobs for cost, then you’re bound to get some business out of it. This place is so blah. I mean, sure, landscaping can be expensive if you hire one, but how about planting a few flowers, people? Cacti? A nice lawn flamingo perhaps? Anything to give the area a little color and personality. Something big needs to occur here in order for me to get even the slightest bit excited about this area. Maybe someone should open new 24-hour coffee shop here where the waitresses roller skate and juggle fire, then all the hipsters would rush over and buy up the depressing property and cover it with ironic graffiti. I don’t know—I’m just throwing ideas out here, people.
