"Large Homes on Beautiful Lots"
Greenbriar is a beautiful community across from Glendale Community College and next to Verdugo and Nibley Park. The homes are large, beautifully maintained and are not quite mansions, but more like "executive" homes. They are well situated on large lots and the landscaping is very manicured. The community feels very green, and a bit off the beaten path...not easy for public transportation. Although...it is close enough to shopping and restaurants and most importantly the glendale Freeway for a commute into Los Angeles.
The property values are much higher than many Glendale neighborhoods. Prices at the time of my review ranged from $700,000 for 1,500 sq. feet to $1.5 million for 4,000 square feet. Rentals are difficult to find. There was one 3500 square foot home with 3br/4 baths for $8,500.
A wonderful community with lovely large homes and a decent commute to Los Angeles...for the buyer with lots of cash.

"Sleepy Hillside Community"
Greenbriar is a residential hillside neighborhood bordering the southeast corner of Brand Park in Glendale right at the edge of the pass leading up to Montrose between the Verdugas mountains and the San Rafael hills. Brand Park is a large wild area, filled with chaparral and hiking trails. If this is not enough for you in terms of green spaces, there is also Stengel Baseball Field at the south of the neigbhorhood, a great place for the little league team or for just tossing the ball around on a summer afternoon.
Most people own their homes in these mountains with their views of Glendale Community College and the mouth of the pass. In case you’re wondering what it costs to rent in the area—it is about $1000/bedroom. So, a typical home with three bedroom costs over $3000. Like its neighbors to the west that also hug Brand Park this is definitely an affluent area with low crime and nothing but homes. You have to hop into the car to do anything even as simple as going to the supermarket or getting a bite to eat. The buses don’t come up here, so whatever help homeowners have helping them keep their homes clean or their lawns trimmed—a must in this appearance conscious neighborhood—must come in on their own wheels.
The architecture of the area is a bit less distinctive than in El Mirado or Glenwood Park, but the homes here are large—though not quite mansions--and their grounds beautifully well kept. The hilly spaces make for interesting choices in terms of topographical design and walls and supports are used creatively to keep homes flat. The predominant style of homes is Mission Revival though there are also several Ranch Homes and a smattering of Tudor variations.
Other than this, however, there is really little else to point out in this fairly straight forward area.
