Naylor Gardens

Naylor Gardens is a neighborhood of approximately 2,064 residents located in the southeast section of the city. The neighborhood is on the Maryland state line and is bordered by Alabama Road S.E., Naylor Road S.E. and Branch Avenue S.E.. In 2010 the average price for homes sold in this neighborhood was $223,883, with 31% being owner occupied. The neighborhood has a mixture of multifamily units, including condominiums and detached and attached single family homes. One of the striking features of the neighborhood is how wooded it is here. Home buyers will find homes ranging in price from approximately $123,000 to $539,000.

Winston Education Campus is the only school located in Naylor Gardens. The Hillcrest Recreation Center, located in the center of the neighborhood provides numerous activities for the residents. Residents will find shopping and a limited number of restaurants within the neighborhood along Alabama Avenue S.E.. Currently there is one place of worship within the area. Residents will find numerous Metro Bus stops within the neighborhood

While most neighborhoods in Southeast are plagued by crime, blight and overall neglect, Naylor Gardens is an exception. For sure they have some crime issues, but compared to most other neighborhoods in the area they do really well. Mainly theft of various sorts. Most of the neighborhood is controlled by a unique apartment complex of that name. what makes it unique is that it is a coop: a cross between traditional apartments and condominiums. For the most part the neighbors love their complex, and as a result the neighborhood is incredibly stable. This in turn keeps crime largely in check, and about the only thing that happens, happens along the street.
Rent here is quite low for what you are getting, and it is very convenient to everything you might need. For one thing, there’s a nice little shopping center on the corner which everyone likes to use, and for another the Metro busses are plentiful. Lots of government workers and retirees live here. Because of the coop there is a very strong sense of community: rent and fees are put into a common pot to keep things maintained. Furthermore, the board makes sure that everyone is happy with how things are going. If you want a stable neighborhood with adequate amenities then, this is a place worth checking out.

Naylor Gardens is a small neighborhood centered on a large park. Specifically, this Washington Community surrounds the Hillcrest Recreation Center. This facility, which offers various activities from sports to academic and craft classes to events for senior adults, is at the very heart of this low income neighborhood.
The community itself takes its name from a low cost apartment complex located within its boundaries. Though most of this complex’s residents are dependent on government subsidies to make ends meet, the apartment building itself is jointly owned by those who live there. In fact, the Washington Post once called Naylor Gardens “one of DCs last best kept secrets.”
While there are some single family homes in this part of town, they are generally in pretty bad condition and not attractive to people with families.
On the other hand, there is shopping nearby at the Good Hope Marketplace. Here you can find everything from groceries to clothing to sub sandwiches. While the selection is not going to be as good as you might find in a more affluent neighborhood, the prices tend to be lower. Just be careful when going in and out of the building, as there have been instances of robberies in the past, especially around the holidays.
