"Quiet and close to other nicer areas"
I did not set out wanting to live and buy a home in Sun Valley, I could find nothing positive about it online before we moved here either... So I am writing this to help anyone that was on the fence like myself. Honestly right now there is nothing to really do here, very industrial (aka lots of dumpy fences), and needs a bit of city money to clean up the roads and add some plants. You know what though? I have to commute to Burbank and for 15 min drive I was able to buy a house with a pool and over 2,000 sqft when in Burbank it would have been something maybe 950 sqft. It is pretty much like living in North Hollywood, but way less traffic and people. It is quiet and still close to lots of things without being as far removed up the hill as Tujunja.
The area seems to be getting nicer and nicer as homes are being sold the last year or so. It seems very safe and quiet for LA city life, just looks rough from its past....the main issue here right now is you have homes and apts where 6+ (at least!) people are renting and crammed in living. Many do not care about the area and neglect to report when someone dumps something or homeless camp out, I hope this starts to change. As these people that over cram the houses move away it is really helping the area out. Hopefully the rental apartments will improve soon since they bring in way too many people living in single rooms so it makes parking difficult in some areas.
our block is diverse and filled with skilled trade labor workers mainly that specialize in one skill and have their own business, so lots if hard workers that also make enough money to live well. Overall it is mainly hispanic family groups here, mothers and lots of kids, you dont see any troublemakers or gangs (anymore, I hear it was rough 10 years ago) at least I do not, still this is LA so just like most areas I would not let a package sit outside or leave my car on the street unlocked.
The schools score is very low around here when I checked online, but all the kids I meet are all very friendly and clever (I have met several local high school students around here that are going on to study at Stanford, accountants, study law, nursing, engineering etc. ) so I am not sure why the scores online are quite so low, but most seem like good kids!
I give it a 3/5 for now, but it will prob be a 4/5 once it cleans up sone more and more things come into the area.

"Not a good neighborhood"
Sun Valley is in the east Valley; and, like most parts of the east Valley, the neighborhood is predominantly Latino and working class. The area is pretty far out. It borders Burbank but it just feels so much further from the city than Burbank. Sun Valley is really industrial, with only a few small pockets of residential area. And, the houses in those areas all look like Brady Bunch houses.
There isn't really anything to do in Sun Valley. It's pretty far from all the action and quite desolate because of aforementioned lack of residential areas. It's pretty run down and not safe either. I'm not really sure why anyone would live here aside from the fact that it's cheaper than Burbank. But, so are a lot of neighborhoods. Not much else to say about the place because there's just really not much to it. Oh, except for it's only claim to fame: The scene in Clueless where Cher gets held up at gunpoint on her way home from a party in Sun Valley.

"As Average as the Valley Gets"
Way back when, before my time, Sun Valley used to be Roscoe, and it was home to several Lockhead Plants that helped us win WW2. It is still largely an industrial area with lots of homes built during the Baby Boom of the Fifties. It is now a fairly typical Hispanic neighborhood, average in lots of ways as far as the Valley goes. It is a little nicer than Van Nuys and a little (not much) safer than Pacoima, but it is hardly paradise.
There are lots of industrial companies here—some still dealing in the aerospace industry although that has gone into major decline since the end of the Cold War. However, the industry is still one of the major employers in the area. There also used to be a lot of stone quarries from which they dredged the raw materials that were used to build L.A. and what you have now is lots of land fills. One of the features of Sun Valley is its tendency to flood during the rainy season because of its low lying position in the Valley.
Sun Valley has many of the problems of surrounding areas. There is definitely a bit of a gang problem here. 80,000 + people live here and they have had about 20 murders since 2007. It is not as dangerous as neighboring Pacoima or Panorama City but it is still not the best either. Its school’s are similarly lackluster, being generally considered stronger than those in San Fernando, but still not anywhere you would choose to send your kids if given a better opportunity.
