"Busy street, cute houses"
I love a few of the houses on this street, but the business of it would keep me from living on this street again! Close to bus lines and stores but difficult to leave your driveway for work in the morning. I would want to live at least a block or 2 from this street to ease the traffic. The area is in the "growth triangle" of Aurora so the houses are probably going to go up in value over the years so maybe not a bad street to buy an investment property. Once you get past 6th ave, it's empty until you get closer to Mississippi, there are a lot of empty car dealerships and empty lots but the businesses on this street are all pulling together to help improve the area. The new Buckingham Mall area looks like it will be nice and there are all sorts of restaurants and stores. The bus is quick and efficient!

"Not a bad street if you are in a house"
The apartment complexes on this street are all old and bad. The houses are filled with children and families and this is a great street on any block without an apartment complex. The apartments we lived in was filled with crazy people, drug addicts, alcoholics (our neighbors got drunk and got into a loud fight in the parking lot while they were both naked, that was funny but not fun!) I would live on this street on any block that did not have an apartment!! Close to schools, stores and buslines.

"Too busy to live on"
This used to be a quite street but it is now a busy street. I often see people having a hard time trying to back out of their driveways because of the traffic. The houses are older and small, there is a large park near Dayton and 16th, but it is always full of people looking for temporary jobs and homeless people just hanging out because it is so close to a couple of outreach groups. I would never buy a house on this street.

"Good street with Art studio"
Over in "Original Aurora" as they call it, this street is lovely. Close to schools, art studios, bus lines, library. Quite street that is far enough up from Yosemite to avoid some of the drug dealers and prostitutes that like to hang near Colfax and Yosemite. The area between Colfax and Stapleton is still a bit "iffy" to me but it seems to be getting better with the expansion of the Stapleton area. The entire area is older and is really due to make a turn for the better with the close proximity to Stapleton and Lowry. Home prices are awesome but most homes are older and need work. Families occupy this street and you can find children playing everywhere. Being so close to Colfax, families watch out for everyone and there is a nice community feel.

"Good if South of Colfax, Not so good if North unless you are in Stapleton"
I liked my block on this street, nice families and good neighbors. North of Colfax, it gets a bit darker, drug dealers like to run around the Colfax/ Yosemite area so be careful. You can also find prostitues nearby that area, the police try to control it but they basically just cause them to migrate up and down Colfax. Great chinese takeout is nearby and some good schools but I would again stay to the South of Colfax or buy in the Stapleton area. The small area from Colfax to Stapleton is bad.

"Busy Street, ok in parts."
I personally wouldn't want to live right off this street as it is busy but it does have some very nice neighborhoods nearby. The bus line is quick and efficient except on weekends, then there's a pretty long wait time for buses. Peoria and Colfax is home to the new hospitals but there is still a lot of drug dealers and I have yet to be stuck at the bus stop there without a religous fanatic trying to hand me propaganda. I would want to live at least 2 or 3 blocks from this street.

"Good for families"
This street boasts a new state of the art K-8 school and has a community garden. Being close to Colfax make it easy to hop downtown for an evening out and being so close to Lowry and Stapleton make it avaiable for some of the best Chinese takeout I have ever had delivered. This street is mostly older houses with children and retirees. The further away from Colfax you get, the quieter it is, but even then, not a lot of traffic on this little side street (unless you are going by the school when the kids let out!) Overall, a nice place to be, everyone just keeps to themselves and no HOA's!

"A nice street for families"
This street is mostly filled with families. All of my neighbors are friendly and have children. There is not usually a lot going on and for the most part is safe. There are parks, including dog parks, nearby and an occasional family run store. I have lived in 2 residences on this street and as you move further South, the area gets nicer but overall I have not had any issues living here. Being close to Colfax and Havana make bus transportation easy and there are some awesome carry out places that will deliver. Being sandwiched between Stapleton and Lowry has opened a lot of doors for the arts district and I am within walking distance of 2 hands-on art studios and a new library. There is a brand new state of the art K-8 school nearby but the other middle school and local high school still need some work!

"Not a good street to live on, but has a lot going on."
This is a main street that travels through Denver and Aurora, most of the apartment complexes are crap but there are many restaurants and businesses. I highly recommend Senior Rics at Mississippi and Uvalda for the best happy hour around! The highlight of this street for me is that all the lights are timed well so if you don't find yourself stopping at every red light! The bus line is reliable and comes often and hooking up with other bus line is easy. I don't think I would want to live in any of the apartments on this street aside from the Breakers, but you will most likely end up driving on this street a lot if you move into the area.

"Great for people watching."
East Colfax in Denver has a a very diverse background. You may see high powered officials heading out for lunch as they leave the Capitol building or you may see a crack deal over by the park. I personally live a block away from Colfax and for the most part, I feel safe and secure but it can be very noisy and occasionally it can be a little scary. Finding a watering hole or restaurant is easy and the limited bus line will take you all the way from Aurora into downtown. When I need a good pick me up I will often head downtown, near Colfax and Broadway, just for the people watching. Depending on what activities are going on, you can see almost anyone. People are sometime wary of living near Colfax, but it's all a matter of being aware of your surroundings and not being afraid. When I first moved here, I was still only a block off Colfax, just a lot further West, and I love the feeling that I am close to the heart of Denver and I also love that any trip downtown can be accomplished by one simple bus ride, which saves a ton on parking since that is in short supply.
