"Best Neighborhood in Kansas City!"
I LOVE living in Pendleton Heights! Honestly, I moved into the neighborhood for the house (my list included green space, wood floors, high ceilings, charm - basically an affordable older home with a yard) and Pendleton provided exactly what I wanted – the Victorian Architecture is second to none in the city! In the end, however, I fell in love with the people and would never live anywhere else! PH is a truly diverse neighborhood - from older residents who have been in their homes for 85 years to young professionals rehabbing the historic houses to immigrants and refugees from around the world who are building a new life in Kansas City.
In Pendleton Heights, there is great sense of camaraderie amongst the residents - the people enjoy spending time with one another whether at neighborhood meetings and socials or on Friday nights just because they like each other or spontaneously on one another's porches - it's the way neighborhoods used to be! In addition, Pendleton provides easy access to all major highways and is minutes from City Market and Downtown. Kessler Park is one of the largest in Kansas City and Cliff Drive offers scenic views and great running, walking & cycling. Crossroads Academy, the new downtown charter school, offers bus service to Pendleton – the kids (& parents) love the school! A diverse community also means diverse cuisine – restaurants along Independence Avenue offer authentic Mexican, Vietnamese, Ethiopian, Middle Eastern & more.
As with all neighborhoods east of Troost in Kansas City, perception says crime is high but the truth is, crime is higher in Midtown and on the Plaza than it is in Pendleton. I don’t have off-street parking and never worry about myself or my car – only break-in I’ve had in KC was in Crossroads.
Overall, Pendleton Heights is a lovely, affordable, historic neighborhood close to the heart of downtown full of lovely, loveable folks who love their neighborhood! Come join us!
An update because lots of cool stuff has been happening in Pendleton Heights!
Just received certification as a KC Green Neighborhood for projects like curbside glass recycling and composting, the community garden and orchard and the scooter club!
Even better, This Old House just named Pendleton Heights as the best Old House neighborhood in Missouri this year!
Google Fiber internet will be installed shortly making it even easier to surf the brand new pendletonheights.org website.
New school options: Woodland early learning center just opened one block south of PH. Scuola Vita Nuova, the neighborhood charter school, purchased a new campus and is expanding. Lots of families are loving Crossroads Academy downtown which provides bus service to PH.
