"Quiet, friendly street in an older, well established neighborhood"
This is a quiet cul de sac street with really nice neighbors. Our parents have lived here for years and really love it. There are lots of kids on this street, but also some retirees. Most of the homes were built in the 1950s but they have been maintained very well. You have to apply for a permit to park on the street overnight, which is nice to keep cars off the street. There are a couple very major streets nearby which makes walking to nearby restaurants very difficult. Otherwise, it's a nice place to love and visit.

"Great cul de sac location in East Manhattan Beach"
There are only a few streets in East Manhattan Beach that end in a cul de sac instead of going all the way through to Aviation Blvd. and this is one of them! It's a quiet, friendly, upscale neighborhood. You are also within walking distance of Pollywog park, which is a great park for kids, parties and just hanging out. There is also a Trader Joe's within walking distance of this street. We lived here for just over five years and really loved the area.

"Great, scenic alternative to Lincoln Blvd."
Pershing Drive is a fairly high traffic street, particularly in the mornings, since it's an alternative to the very crowded Lincoln Boulevard. On weekends, it's not nearly as busy and it's a great street within walking distance to the ocean. There are mainly townhouses and condos in this area, including some very new development. There are some decent eateries within walking distance of this area, mainly local places. Most of the people living in this area are LMU students.
