"Empty Nesters,Yuppies, & Mid Century Purists Welcomed; Poor Fit for Children/families >2"

Steeply pitched street on the south face of San Diego's famous Mt. Soledad. Located within the North Pacific Beach (local say PB) district. Drogin developed and Palmer and Krisel designed Mid Century Modern charm. Swift & frequent traffic and serpiginous turns create great hazard for children at play or elderly drivers. Stellar view of mission bay! Some I-5 freeway noise when winds die down. Very central, but traffic entering freeway is frustrating during typical commute hours. Strong police presence on Grand and Garnett is probably a result of the bustling college partying in downtown PB, which is the area's greatest liability; unless of course you happen to be between 19-25 y/o. School districts poor compared to adjoining La Jolla. Coastal clouds burn off later in the day and temps are much cooler than just 3 miles inland. Think SF, Monterey, Santa Cruz. Active neighborhood watch and intellectual scene. Prices range from 400-550 dollars a square foot for residential real estate.
