"A decent, lower-cost area of Mt. Lebanon"
Anawanda Avenue is a great location in the Mt. Lebanon suburb of Pittsburgh. It is within a longer (but certainly do-able) walk of Washington Road and all of it's shops and restaurants, and last year was just hooked up for Verizon FiOS. The area is green, has a number of families, and all of the kids walk to school, which successfully keeps public safety a high priority.
On the down-side, Anawanda is a high traffic area for a neighborhood road, and the street is something you'd have to be careful about with children. Cars have a tendency to speed down (or even up) the hill.
I've lived here for almost 3 years, and am very pleased with the deal I got on rent for living in a nice area. If the road was a little less busy, I'd be looking for a house to buy here.

MoJo's is a coffee shop at the top of the street whose coffee is only so-so (I'm a coffee snob) but their ice cream is pretty good. Then on Washington Road I recommend <a href="http://www.mollybrannigans.com/">Molly Brannigangs</a> (Irish Pub), Il Pizziolo (Italian) and <a href="http://www.mineospizza.com/">Mineo's Pizza House</a> (the best pizza in Pittsburgh, as far as I'm concerned!).
