"Underrated area"
The Forest Heights area of Knoxville, sitting just off Sutherland Avenue, is a far better location than many people realize.
In between campus and the Bearden area, Forest Heights manages to give you the best of both worlds. There's easy access to downtown via Sutherland Avenue and the interstate conjunction on the north end of the road, but you're also located adjacent to the slower-paced Bearden area, with restaurants, grocery stores, and even easy access to the mall.
I have lived in this area in the past and loved every second of it. It's just as beautiful as other areas of Knoxville but it's off-the-beaten-path enough to be enjoyable and still feel like a neighborhood.
It's within walking distance to the Kingston Pike restaurants and stores, and it's also very close to the Greenway walking trail which leads through a scenic forest setting to the campus area of town.
Forest Heights and the surrounding areas are highly underrated.

"Great place to settle down"
Forest Heights is one of the best areas in Knoxville. It at once offers a secluded peaceful area clost to downtown and west Knoxville and access to some of the best restaurants, shopping, and doctor care in Knoxville. This neighborhood has some lovely homes and is quite peaceful. Sutherland Ave, the main road near the area can become busy during rush hour traffic but is not generally too bad. The school district for the neighborhood is in good standing and offers a good place for kids to go to school.
Forest Heights is truly one of the better areas of Knoxville to live. The cost of living is a bit more expensive than some areas in Knoxville, but it is certainly not the most expensive. Overall this neighborhood is a wonderful investment in the future, whether you are starting your journey in adult life or finding a nice area to retire in. This area offers all of the necessities anyone could ever need. It has beautiful architecture, great neighbors, and is peaceful. It also has good proximity to downtown Knoxville and west Knoxville.

"Forest Heights: A Private Nook Among The Finest Of Knoxville"
While driving around Knoxville individuals will discover some beautiful neighborhoods and Forest Heights is one those. This little private nook is located in the Bearden area just west of Sequoyah Hill in West Knoxville. Longtime Knoxvillians call Forest Heights their home and there is a very low turnover in real estate in this neighborhood for these university professors and professionals.
Forest Heights instant access to Sutherland Avenue on the south, Hollywood Road to the east, Weisgarber Road to the west, Kingston Pike towards the south, and is surrounded by the concurrent Interstates 40 and 75 to the north. It is the home to a large array of ethnic shops, groceries, and businesses as well as restaurants.
Forest Heights was constructed initially in the middle of the 1920s. However, most of the construction was done after World War II. It was annexed by the city of Knoxville in 1960 when Interstates 40 and 75 bisected the community, which was much to the protestation of the neighborhood residents.
This hilly, but heavily wooded neighborhood called Forest Heights has been a stable, attractive, and desirable residential area for over seventy years. The present day neighborhood is made up of four separate subdivisions known as Forest Hills, Forest Heights, Highland Hills, and Highland Hills Addition.
The residents of this neighborhood are a diverse group of individuals who discovered it for the natural beauty and the friendliness of neighbors as an enticement to move here, raise their families, and to remain in hopes of welcoming future generations.

"Amazing architecture!"
What a beautiful neighborhood! Full of amazing homes, some dating in the 1920's and some post WWII. Tudor, Georgian, and Cape cod homes are popular styles in this neighborhood. The neighborhood was designed with lots of curvy streets and hills in order to keep traffic speeds down and that is always great in a family oriented neighborhood. Close to shopping, downtown, and U.T. this neighborhood is in a great location. This area is also within a short bike ride or drive t the shops in the Bearden shopping district. Easy access to many hot spots and downtown. This is a gorgeous, quiet neighborhood with lots of large, mature trees, well kept houses and lawns. The neighborhood association has lots of events to get the residents together and socializing. Pizza parties, picnics, and garage sales, are just some of the events they hold. The neighborhood park is a popular place for families to gather and kids to play. The Bearden Village Greenway project will be getting underway early 2011. It will connect Third Shore and Lakeshore greenways and there will be more trails, picnic areas, and greenspace adding to the beauty of this already beautiful neighborhood.
