"A bit average, but some good points."
Francis Road is a great neighborhood in a lot of aspects, but for most I would consider it average. The homes are good quality with some great neighborhood spirit. The neighborhood has access to a lot of areas and has a great location. It leads to Clinton highway though the back roads, Middlebrook Pike, and Kingston Pike through Vanosdale. Francis Road is a wide street for good reason. It is right next to a school, and has the traffic to back it up. It is one of the better schools in West Knoxville, though, Bearden Middle.
The traffic is the most prevalent negative aspect of the neighborhood, expect delays in a lot of directions trying to leave in the morning. It is not terribly far from anything though. Most of your shopping and several great restaurants are nearby, or a few minutes drive. The cost of living and the resale value are fairly good, it may seem a bit on the pricy side in certain areas. I would strongly recommend this neighborhood for families with kids and couples starting out. It may sound very average, but it does have its good points.
