"A Quiet Street in La Costa Valley"
Grado El Tupelo is a quiet La Costa Valley residential street off Paseo Aliso, within walking distance of El Camino Creek Elementary School. We have sold a couple of homes on this street to two very satisfied clients. They love the location, the excellent schools and the La Costa Valley community center which includes an Olympic-sized pool, lighted tennis courts, an exercise facility, pre-school and community room.
Finally, everyone appreciates the nearby Encinitas Beaches and the Encinitas Ranch Golf Course just a mile or two away!

HOA fees in La Costa Valley are very reasonable compared to comparable Carlsbad neighborhoods. For homes on Grado El Tupelo and others in the immediate neighborhood, HOA is only $105 per month. There is an additional Mello Roos fee (included in tax bill) for $800 per year which also covers the community center, pool, tennis courts, exercise facility and miles of walking trails.

Thanks Roberta, that is very helpful, especially as some people don't factor in years of HOA fees when they purchase a property and then struggle to come to terms with the extras.
