"Living in a High Rise on a busy Lincoln"
I live in a high rise in Marina del Rey. The Marina was crafted out of the swampy marsh lands by the Army Corps of Engineers in the 60s and turned into the largest small craft man-made Marina in the world with some 6,000+ boats.
The upside about living off Lincoln is that it is access to Santa Monica, Venice, and LAX. You don't want to live on Lincoln, but jumping on it makes life easier and just off Lincoln there are tons of things.
Lincoln is the primary North-South artery serving the beach communities of Marina del Rey, Venice and Santa Monica. It is one the main routes to the Marina. This span of Lincoln is very unattractive as you drive from Santa Monica, Venice, and Marina del Rey. It mostly retail that has either no planning or simply poor planning. The fault may rest on the fact that Lincoln is under the jurisdiction of many separate local governments and/or governing agencies. I am not a developer, but I can only image that the costs to to acquire the property and acquiring all the necessary government approvals would simply be either too costly to make the project viable or simply too much of a hassle to deal with all the government bodies-hence, Lincoln is ugly.
The upside is that there is a larger initiative in place to come up with some standards. Local governments and the respective agencies are getting together to develop a master plan to address Lincoln, that will be a long way off though.
Today, in my neck of the woods, There has been massive development with new condos right off Lincoln with Regatta, Azzurra and Cove as well as loft and soft loft developments that will be delivering soon just east of Lincoln in the area. I am hoping that our current retailing mix at Lincoln and Maxella will become a stronger mix of more upscale stores, unfortunately these are all chains gut they do offer conveniences such as GAP, Victoria Secrets, theaters, Chin Chin, Sports Chalet, Gelson's Market, Souplantation. A real jewel is Antica, a small authentic Italian restaurant.
The motto, Lincoln is ugly but there are some great spots right behind Lincoln. Just beyond Lincoln to the west are some classic examples of old California beach bungalows sitting next to multi-million dollar contemporary mansions. Living in a high rise, all he amenities are IN the building. We can venture to the Park behind us for bike path access to the beach, Marina, or you can head down to the South bay by bike path.
