"Drive Here, Avoid University"
Although only one block away from the far busier University Avenue, this street might as well be worlds apart. Given the chaos on University Avenue - whether it is 6 AM or 6 PM, 12 noon or 12 midnight, I avoid driving there at all costs. Given that Lytton runs parallel through much of downtown, it is a far better bet to use as a through street.
If you don't mind a fair bit of traffic and exposure (given the above statement), this is not a bad spot to live, given that it is in the midst of downtown but still offers a quaint, suburban feeling that you can find in many other places (relatively speaking to much of the rest of the region, at least).
Eventually, you will have to swing back over if you want to get to the 101, but you can drive it straight through past Middlefield before this becomes an issue. If all else fails, it will change names twice and then dump you back on University.
Enjoy your newfound mobility - and don't tell anyone else!
