New Rochelle is a city... all great for as a city, we are able to obtain wonderful state grants which smaller towns are not eligible for. Taxes are raised/lowered based on the industries within a town or city and more importantly what the the city spends each year in running the city... .
http://www.westchestermagazine.com/Westchester-Magazine/June-2010/Why-Are-Our-Taxes-So-High/ New Rochelle, " Our property taxes, you see, are determined by a not-very-complex formula based on how much money our schools, village, town, county, and special taxing district(s) spend. According to the New York State Office of Real Property Services, the formula is pretty simple: the taxing body (schools, town, etc.) estimates its expenses, subtracts income like state and federal aid, sales taxes, and fees, and divides the remaining expenses over the property tax base. Shortly thereafter, our tax bill arrives and the screaming begins. "
What we all have to sit back and appreciate - is the fact that this is a great city, close to New York, where one can find beautiful homes (with property) , great award winning schools, great parks all in an historic enthused locale with art and education at its forefront. Our PAVE program (Performing and Visual Arts) Program at the High school
http://nrhs.nred.org/ is next to none in the area, as is our Planetarium... We offer dual language programs in both Italian and Spanish in one of our elementary schools, and I could go and on... In a sentence- New Rochelle is GREAT!
