"Up and Coming Neighborhood-Get in Before It's Discovered!"
Super convenient to everything, inexpensive to live (mostly apartments/condos), Mirror Lake at its heart, great 1920s public buildings remain, nice atmosphere. More run-down areas immediately west have kept down prices (for now), but neighborhood is a transition zone between mid-town and the downtown renaissance. Tropicana Field, Al Lang Stadium, downtown bars/food/shops all within a short walk, just 10-12 blocks from the bay front. Groceries walkable or in short drive. Super easy freeway access (unlike most of Pinellas County).
Pros

- Inexpensive living
- Mirror Lake keeps downtown traffic out

- Some downtown noise
- Low income district to west
- Lack of single family homes (if you care about that)
