"11 Ave, From Petco to the 163 Direct"
11 Ave is the fastest route from Petco Park to the 163. The best bits of 11 Ave are closest to the ballpark, where you have a lot of apartments and condos, restaurants, nightclubs, and pedestrian friendly areas. The closer to the 163 you get the less pedestrian friendly it is. There are a lot of run down areas along 11 Ave close to the freeway. There is one hotel in particular that advertises it's selling points as every room is equipped with a phone. While I wouldn't want to live north of Broadway yet, there is a lot of redevelopment going on in the area, and it will be a nice area in a few years.

"Years in the making"
11th Ave runs more or less north/south from the southern edge of Mission Valley, past Balboa Park and into the East Village neighborhood of Downtown. Great services, including trolley, grocery and bars and restaurants surround, but it is also the one-way street that leads from PetCo Park baseball stadium to major freeways.
