"Darling street"
Poinsettia Place is such a lovely street. South of Santa Monica, Poinsettia is residential with the cutest Spanish style bungalows. These houses are really small (and quite expensive) but they are so cool. A lot of them have been remodeled and are glorious inside. But, they maintain the accents and crown molding of the original structure. I've seen a couple where the backyards have been completely redone and have pools and the garages were turned into pool houses. My friend lives in a duplex on Poinsettia and I am obsessed with her place. It is beautiful with dark wood and a full dining room. And, she has a side yard. Almost every place has at least some kind of yard so there are a lot of dogs in the neighborhood which I like. Most of the houses aren't over 2000 square feet so they're more for first time home owners, but they are perfect in that vein. Once you get north of Sunset, the residences are predominantly apartment buildings. They are split pretty much 50-50 between old 5 unit buildings and giant luxury apartment complexes. Some of them are quite nice and some of them are quite gross. But, they're nearly all in the same price range so it behooves one to just bite the bullet and live in a luxury building.
Just because the street is predominantly residential, however, the street isn't lacking for fun. The Groundlings famous comedy theatre is on the corner of Poinsettia and Melrose. And there are a million shops and restaurants on Melrose within throwing distance of that corner. Formosa Cafe and Jones are both on the corner of Santa Monica and Poinsettia and they're both great. Jones is one of my favorite restaurants in the city. It's dark and devastatingly cool. The music's great and the food is consistent. And, the place is always crowded. Sunset and Poinsettia has El Compadre which is a great, dark Mexican food place with flaming margaritas. You get a pretty great array of things to do and places to eat all within walking distance of your darling home if you live on this street.
There is a recreation park on Poinsettia and Fountain with tennis courts, a dog park on Poinsettia and Willoughby and Runyan is at Poinsettia and Franklin. I hike Runyan all the time and, yeah, it's overrun with people watching but the hike is plenty in the way of exercise and the view from the top is outstanding.
I love Poinsettia and can't say nicer things about it. It's pretty serene considering the area and there is so much to do within seconds. The only thing that isn't ideal is the parking situation -- but, that's anywhere in LA.

"Adorable Street with Spanish Style Houses"
I really love this street. It's got a very residential feel to it through and through with beautiful Spanish style houses and palm trees. Most of the time you need a West Hollywood residential pass to park on the street but it could be worse. Close to Melrose, Sunset and Santa Monica blvd so plenty of restaurant and shopping options nearby. Also very close to Runyan Canyon for hiking or picnicking.
